Waco Metro real estate update — August 2026!

The latest numbers show a market with plenty of movement. Total sales increased 2.0% year over year to 250, while homes under contract jumped 16.7% to 279. At the same time, new listings declined 4.4% to 350.

On the pricing side, the average sold price came in at $321,142, down 1.2% from August 2025, while the median sold price was $285,000, down 1.6%. The average sold price per square foot remained steady at $168, and homes sold for an average of 97.4% of list price. Inventory increased to 5.7 months, while average days on market rose to 83.9 days.
