Kaitlyn Cates is proud to call Central Texas home. Originally from Lake Whitney, Kaitlyn has always felt a strong connection to Waco, where her personal and professional journeys began. She met her husband, John, and attended college in Waco, solidifying her love for the area’s perfect balance of a growing city and small-town charm. The friendly people, strong sense of community, and great local businesses make Waco feel like home in every way.
Before transitioning to real estate, Kaitlyn worked as an IT Systems Administrator, developing exceptional problem-solving skills and attention to detail. Her technical background has proven invaluable in today’s real estate market, enabling her to use the latest tools to market properties and streamline transactions for her clients. Kaitlyn’s journey into real estate began with a goal of building her own business, but it quickly became a passion for helping people achieve their dreams of homeownership.
Kaitlyn lives in Waco with her husband and their three children: Emma, Elsa, and John Luke. Family life keeps her busy, but she loves connecting with her community, whether it’s through running a local book club, enjoying Sunday drives with her family, or supporting local causes. In her free time, Kaitlyn loves watching classic 80s and 90s movies with her husband, or heading to Port Aransas for beach getaways with the whole family.

What is your favorite local spot and why?
Cameron Park in Waco is more than just a park to me—it’s a place where I can unwind and enjoy nature with my family. We’ve spent countless weekends hiking the trails, having picnics, and taking in the beautiful views of the Brazos River. It’s the perfect escape in town. I also love grabbing coffee at Common Grounds and dining at Diamondback or Ninfa’s for a mix of casual and upscale dining experiences.
Is there a local cause that is important to you?
The Cove in Waco is a cause close to my heart. Their mission to provide a safe space and resources for homeless teens is incredibly impactful. Supporting their work means investing in the future of our community and giving young people hope and opportunity in difficult situations.
